Las Rocas is a spacious detached villa set in a mature terraced garden and situated in a well established development of privately owned houses.
The villa is in an ideal location - within an easy walk (200 mts) of the Tabaira centre with its supermarket, shops, bars and restaurants and just over 1 km from Moraira village and the main beach. Constructed on the hillside, the house enjoys fine views over the valley to the Cap d’Or headland, the village and the Mediterranean.
The principal access is at the rear of the property where a wide, paved drive allows visitors to pull their car right up to the covered porch and main entrance.
From the square entrance hall – off which there is a cloakroom and W.C. - a doorway gives access to the spacious lounge / living room, comfortably furnished to a very high standard, having open fireplace and equipped with digital satellite TV, DVD player and a radio/CD player. Wide, sliding, double doors open on to a long, covered and open, sun terrace that offers exceptional views over the garden and pool, and across and down the valley to the sea. At one end of the terrace, an arched, wrought iron, gate opens onto a flight of steps that lead down to the barbecue terrace, garden and pool area.
A wide archway separates the living room from the dining area, furnished with a glass-topped dining table and cane chairs. A smaller arch, partially closed by double, saloon style, swing doors, gives access to the kitchen. This is fully equipped to cater for at least six people and has fitted cupboards with granite work surfaces, a fridge/freezer, four-ring gas hob, electric oven and microwave. A door leads from the kitchen to the covered terrace.
An interior flight of stairs lead from the entrance hall down to the three bedrooms, all of which have exterior access. The Master, double bedded (queen size, room has large sliding patio doors to a private balcony that overlooks the pool, a dressing room with numerous fitted cupboards and a large en-suite bathroom. There are two other bedrooms; both have built in cupboards, one has a double bed and an en-suite shower room, the other is furnished with twin beds. There is also a full family bathroom.
The lovely 8 x 4 m, kidney shaped, swimming pool is surrounded by a spacious terrace and has a stainless steel ladder for access. Mature plants and shrubs around the terrace give privacy and seclusion. Sun loungers, umbrellas and terrace table and chairs make this area ideal for all-day sun worshipping. At the side of the villa are two smaller terraces that provide shaded sitting areas during the hottest months and a brick built barbecue.
The villa is surrounded by a terraced garden that is maintained throughout the year and stocked with a variety of mature shrubs, plants and trees: it is walled on all sides and gated at the top and bottom. The lower garden also offers shaded parking for two vehicles.
For those seeking superior accommodation, a comfortable, quiet and secluded villa, with good views yet within easy reach of the village, restaurants and beach this would be an ideal holiday location.

Moraira is an attractive, elegant resort set in a large bay, with a soft sandy beach and breathtaking coastal views. Still retaining much of its original charm, this once tiny, fishing village has now grown into a lively and bustling resort that is one of the premier centres of this coast.
Moraira developed as the fishing port for Teulada, and both the lookout tower (Torre-vigia) on Cap d'Or overlooking Moraira's El Portet beach, and the Castle are reminders of the past. The village has four beaches, each very different in character from the others. The beach of El Portet is the northernmost of these, situated inf a sheltered bay, quiet with clear water and a gently sloping seabed; it is ideal for children and safe for swimming. The town beach is a large sandy beach with a play area, beach bar and restaurant. Platgetes is smaller, quieter and part sand / part rock;the fourth, L'Andrago is a boulder and pebble beach, ideal for snorkeling. Both north and south of Moraira are many secluded bays and small coves that are well worth exploring. Calpe - approx 15 minutes' drive - has a long sandy beach that is usually busy in high season.
Benidorm is around a 40 minute drive away. Here you will find a number of great activities for children (and adults), including Terramitica (Spain's answer to Disneyland), Aqualandia Water Park and Mundomar Marine Park (sea world). El Vergel safari park is 30 minutes north (near Denia). Also in the area are a number of go-karting tracks. Valencia City is well worth a visit to see the City of Arts and Sciences and the spectacular aquarium 'Oceanografic'. Valencia is the venue for the Americas Cup yatching races in 2007 and during 2006 a number of preliminary regatta races will take place along the coast!
Closer to the villa, all types of recreational facilities are available: walking, tennis, surfing, wind surfing, water skiing, scuba diving, horse riding, cycling, and swimming. There are also 3 excellent golf courses in the area.
Within 10 minutes drive of the villa is Javea Golf Club situated between Moraira and Javea. It is open all year round and comprises 9 holes, par 72 and 3,035 metres. The course is easy to play and relatively flat. Other facilities include: driving range, putting green, heated swimming pool, club bar and restaurant. La Sella Golf Club is 15 minutes drive further inland and situated near the village of Jesus Pobre. This course has 18 holes, par 72 and is 6,029 metres. The course although flat, has many trees and water obstacles. Facilities include: driving range, putting green, motorised trolleys, club bar, lounge bar, restaurant and swimming pool. Both Javea and La Sella clubs have tennis and squash courts. Within a half hour drive north in Oliva is Oliva Nova Golf Club, designed by Seve Ballesteros. This testing course has 18 holes, par 72 and 7,051 metres and offers a shop, driving range, restaurant, and swimming pool.
